Gemdale Weixin Kunding Yizhuang Life Sciences Park
Gemdale Weixin Kunding Yizhuang Life Sciences Park (“Gemdale Weixin Yizhuang Future Industrial Park”) is located in the core industrial development zone of the Beijing Economic-Technological Development Area. Developed by the publicly listed Gemdale Group, it is Beijing’s first standard factory building project. The entire park covers approximately 150,000 square meters and is designed as a comprehensive complex. Its spatial planning meets the full range of corporate needs, with a focus on creating a one-stop professional service platform.

Project Overview: The park has a total construction area of approximately 150,000 square meters, including 110,000 square meters of above-ground space across 9 buildings. The project is being developed in two phases. Phase I covers 40,000 square meters and is currently available for immediate occupancy, including Building 1 (R&D Center) at 26,000 square meters (22,000 square meters above ground);Building 2 (Incubation and Business Center) covers approximately 14,000 square meters. Phase II has a total floor area of 86,000 square meters, with 74,000 square meters of above-ground space across 7 buildings; customization requests are currently being accepted.
Phase I covers 40,000 square meters across two buildings, with 35,000 square meters of above-ground floor area. Building 2 is a support facility with 12 above-ground floors, housing apartments, a restaurant, a property management center, a tenant relations center, and shared meeting rooms. Building 1 is a standard industrial facility with 10 above-ground floors, each spanning 2,200 square meters, equipped with 4 passenger elevators and 4 freight elevators; the minimum divisible area is approximately 300 square meters.
Phase 1 units are delivered fully finished, including epoxy flooring, smoke detectors and sprinklers (Class B fire protection), a fresh air system, and fully finished office areas and restrooms with central air conditioning. The space is suitable for R&D, office work, assembly, testing, production, and warehousing, and is ready for immediate occupancy.

Park Amenities: The park offers comprehensive and diverse living amenities. It features three major support service platforms: policy consultation, training, and exchange services; professional technical services; and enterprise support services.

Industrial Service Platform: This platform comprises six sections: policy services, industrial services, comprehensive business services, events, a learning platform, and resource sharing (supply and demand hall).

Transportation and Location: The park is situated in the core industrial development area of the Beijing Economic-Technological Development Area (Yizhuang), bounded by Ruihe Road to the east, Rongxing North 2nd Street to the south, and Ruihe 1st Road to the west. The park enjoys convenient transportation access, located at the southwest corner of Taihe Bridge on the South 6th Ring Road, adjacent to the T1 light rail line. The north and south entrances are adjacent to Rongchang East Street and the Yizhuang Biomedical Park Station, respectively.

Rail Transport: 25 km from Beijing South Station, 36 km from Beijing West Station, and 27 km from Beijing Station;

Air Transport: 16 km from Nanyuan Airport and 55 km from Capital Airport;

Road Access: Adjacent to the Sixth Ring Road, just 1 km from the Taihe Bridge interchange.
