Green Angel Tangshan Chuangzhi City Industrial Park is located on the south side of Jingtang Avenue, the north side of Guofang West Road, the west side of Xintangfeng Road, and the east side of the Second Ring Road in Lubu District, Tangshan City, Hebei Province.Phase I of the project comprises Plots 3 and 4, both designated for commercial and business mixed-use development. The two plots cover a total area of approximately 71.5 mu, with a total floor area of about 167,000 square meters, a floor area ratio of 2.57, and a green space ratio of 20%. The planned total investment is approximately 1.86 billion yuan.Green Angel Tangshan Innovation City Industrial Park is committed to becoming a benchmark high-tech industrial park in the region, characterized by high-tech clustering, headquarters-driven economy, and a well-developed innovation ecosystem. Led by technological innovation and aimed at industrial upgrading, the park will integrate various resources to build a highly competitive industrial development platform with a strong radiating and driving effect, forming a three-in-one development pattern comprising the “high-tech clustering effect,” “headquarters-driven economy effect,” and “regional brand radiation effect.”
Floor load requirements for the park: The live load for R&D offices and specialized R&D offices is approximately 500 kg.
The park’s overall leasing strategy employs a flexible model offering both whole-building and floor-by-floor leasing options.
Plot 3 is divided into two building clusters: 3-I and 3-II.The maximum building height is approximately 58.8 m, and the minimum is approximately 4.2 m. This includes 3 science and technology innovation R&D office buildings (2 with 11 stories and 1 with 4 stories); 1 multi-story standalone corporate building; floor-to-ceiling heights ranging from 4.5 to 7 m; 1 three-story conference, exhibition, and service center; a small amount of street-front retail space; and 1 substation.
Plot 3 Parking Garage: Total underground floor area is 20,076.57 m², comprising one underground level with a ceiling height of 5.4 m. It meets civil defense standards for both wartime (nuclear) and peacetime (conventional) levels 6, with a civil defense floor area of 9,618.34 m². Total parking spaces: 630, including 170 standard spaces, 332 mechanical parking spaces, and 128 charging station spaces.
Plot 4 is divided into two building clusters: 4-I and 4-II. The maximum building height is 73.8 m, and the minimum is approximately 5.3 m. This includes four high-rise science and technology innovation R&D office buildings—two 14-story and two 7-story structures—with floor-to-ceiling heights ranging from 4.5 to 7 m; two multi-story standalone corporate buildings; and a small number of street-front commercial units.
Block 4 Underground Parking Garage: The total underground floor area is 17,654.76 m². The facility consists of one underground level with a ceiling height of 5.4 m. It is designed to meet civil defense standards of Level 6 for nuclear and Level 6 for conventional warfare, with a civil defense floor area of 7,262.34 m². The total number of parking spaces is 719, including 57 standard spaces, 518 automated parking spaces, and 144 charging station spaces.
