The Panyu Innovation Technology Park is located in the high-tech industrial belt in the northeastern part of Panyu District, Guangzhou. It is jointly developed and operated by China Merchants Shekou, the Panyu District Government, and Tsinghua Holdings. Covering an area of 1,304 mu, the park has a total floor area of 840,000 square meters, a floor area ratio of just 0.97, and an overall greening rate of 70%. It is one of the few eco-friendly technology parks in the Guangzhou area characterized by a low floor area ratio and high greening rate.
The park is planned for development in eight phases, integrating industrial functions such as office space, research, testing, business, and exhibition with community functions including residential, lifestyle, and leisure amenities. It is dedicated to creating a comprehensive “industry-city integration” technology new town complex.
Panyu Innovation Technology Park is situated in the Lianhua Bay area, a core region of the Guangdong-Hong Kong-Macao Greater Bay Area,in the northeastern high-tech industrial belt of Panyu. Aligned with Panyu’s new strategic positioning as the “Smart Manufacturing and Innovation City,” the park leverages resources from platforms such as the GAC base and Guangzhou University Town. It focuses on three key industrial sectors—smart manufacturing, healthcare, and production-oriented services—to aggregate industrial development factors, nurture high-quality enterprises, and drive leapfrog development in eastern Panyu. The goal is to establish a new hub for science and technology innovation in Guangzhou and the Greater Bay Area, providing a continuous source of momentum for the region’s high-quality development.
